I would recommend listing it as Vacant Land. In the description of the lising, I would describe in detail that the structure located on the property is uninhabitable so that there are no misconceptions that you are selling only the land and anything that remains on the property will not be construed as a dwelling. And of course, disclose everything you know, in writing, to a potential buyer as to protect your self from any potential lawsuits.
